The real-estate market in Marrakech has been an active one for many years. This has been largely due to Marrakech’s historical importance as a holiday destination for the Europeans, and particularly the French. Many French celebraties, Arab Royalty and American celebrities all own real-estate in Marrakech. Over the past 5 years the market has developed enourmesly and has opened up the the masses. This has come about for two reasons. One being the open-skys agreement between Morocco and European countries which has resulted in no-frills flights and much larger numbers of visitors in Morocco, which in-turn has brought about the birth of Morocco as a second home for many people who fall in love with Morocco. So for example, direct-flights from Manchester to Marrakech means that it is now as easy to Marrakech as it is to travel to Malaga, and with Morocco real-estate prices being cheaper than with their Spanish counterparts, why not own a holiday home in Marrakech. The second reason behind the booming Marrakech Real-Estate market has been the growth of the Moroccan middle-class and the availablity of buy-to-let loans from Moroccan banks. Marrakech is a holiday destination not only for foriegners, but is also loved by Moroccans, many of whom aspire to own a second home in Marrakech. Both this external and domestic demand has resulted in the present Marrakech Real-Estate boom that we witness at the moment.

Properties in Marrakech

The demand for properties in Marrakech is for Riads, Apartments and Villas. Riads in Marrakech have in recent years been bought by foriegners and converted into guesthouses. Marrakech properties are in high demand due to the increasingly growing holiday makers to Marrakech. Properties in Marrakech for rent are extremly hard to find during the peak season which tends to be at Christmas time and in the Spring.

Marrakech Villas for Sale

There are a number of villa developments in Marrakech. These tend to be in four areas, the Palmeriea, Fes Road, Amelkis and Atlas Gate. The Palameraie, as the name suggests is full of Palm trees, this area has had Marrakech Villas for many years now. One of the oldest developments in the Palmeriea is the ‘Palmeraie Gardens’ which has a golf course and hotels and Marrakech Villas. Whilst there are a number of projects planned for Marrakech villa projects on Fes road, none of them have been completed yet. As for Atlas gate, this spot offers spectacular views of the Atlas mountains. Amelkis on Ouarzazate road is close to two golf courses and has some of the nicests Marrakech Villas.

Marrakech Apartments for Sale

Marrakech apartments are mainly located in the Gueliz and Hivernage areas of Marrakech. These are relatively small areas and the demand is very high. Therefore, apartments for sale in Marrakech tend to be sold off-plan to investors, many of whom then resell them for a profit, or keep them to let out.
